Welcome to Bryn Mar Village. The following information is provided to help applicants understand our rental qualifications, screening process, and community policies before applying. All screening and policies are applied in compliance with Federal Fair Housing laws, Washington State law, and Tacoma Municipal Code.
Fair Housing Commitment
Bryn Mar Village complies with all Federal Fair Housing laws, Washington State laws, and Tacoma regulations. Screening criteria are applied consistently and in accordance with all applicable laws.
Policies and procedures may be updated in accordance with changes to federal, state, or local law.

You may apply online through our website by selecting the available unit you are interested in and completing the application. Each adult (18+) must submit a separate application.
Applications may also be printed from our website or completed in person at the rental office during business hours.

The application fee is $30 per adult applicant. This covers the cost of credit, rental, and background screening and is non-refundable once processing begins.

No. Screening reports are processed regardless of approval status, so application fees are non-refundable.

Yes. A $300 holding fee is required to reserve a unit after approval. Terms are outlined in the holding fee agreement provided at approval.

Applications are processed in the order received once fully completed and all required documentation has been submitted, in accordance with Tacoma’s First-in-Time rental housing requirements.

We use a professional third-party tenant screening service to evaluate all applications. Screening criteria are applied uniformly and in compliance with all applicable federal, state, and local Fair Housing laws.

Rental history
Employment verification
Income verification
Public records
Eviction history (reviewed in accordance with Tacoma and Washington State regulations)
Criminal history (subject to Tacoma Fair Chance Housing laws)

The screening company provides reports but does not make rental decisions. -
Yes. In accordance with Tacoma Municipal Code, applicants may submit a comprehensive reusable tenant screening report prepared within the last 30 days by a consumer reporting agency.

No. If a valid reusable tenant screening report is provided, an additional screening fee will not be charged.

Yes. We may verify the authenticity of the report and request supplemental documentation if needed.

Criminal history is not reviewed until after an applicant has been conditionally approved.

Only convictions permitted under Tacoma Fair Chance Housing regulations may be considered. An individualized assessment will be conducted as required by law.

No. Arrests not resulting in conviction are not considered.

Yes. Applicants will receive written notice and an opportunity to respond before a final decision is made.

If a decision is based in whole or in part on information from a consumer report, you will receive an Adverse Action Notice.

Yes. Applicants may contact the screening company directly to dispute inaccurate or incomplete information.

Applicants must demonstrate verifiable household income equal to at least two (2) times the monthly rent.

Yes. We accept long-term housing assistance, including Section 8 and other lawful rental assistance programs.

Yes. We accept all lawful, verifiable sources of income and do not discriminate based on source of income.

Employment verification
Bank statements
Tax returns (self-employed)
Social Security or disability income
Pension or retirement income
Long-term rental assistance documentation

Yes. We welcome first-time renters. Lack of prior rental history does not automatically disqualify an applicant.

The security deposit is equal to one month’s rent.

Yes. Deposit installment options are available in accordance with Washington State law and may be paid over up to six (6) months with a signed agreement.

Yes. Renters insurance is required for all residents.
If you are unable to obtain renters insurance independently, you may apply for coverage through your resident portal.

Rent is due on the 1st of each month.

Yes. A 5-day grace period is provided.

Rent received after 4:00 PM on the 5th day of the month is considered late and may be subject to late fees in accordance with the lease agreement.

Rent may be paid through the secure online resident portal or by check, cashier’s check, or money order.

Yes, at select units with approval.

Yes. Assistance animals are not considered pets and are not subject to pet rent or restrictions.

Yes. Parking is available in accordance with community policies.

Yes. Carports are available for $20 per month, subject to availability.

Yes. Each apartment includes one storage unit for $25 per month.

Amenities include a seasonal swimming pool, fitness room, on-site laundry rooms, and select units with fireplaces or in-unit washers and dryers.

The community became smoke-free inside all apartment homes in 2024. New residents may not smoke inside units.
Smoking outside is permitted only at least 25 feet from buildings.

No. Grills and open-flame cooking devices are prohibited due to fire safety and insurance requirements.

Yes. We contract with the Tacoma Police Department and hire off-duty officers to patrol the community in the evenings based on availability. Patrols do not guarantee prevention of crime.

Yes. We support applicants and residents protected under the Violence Against Women Act and handle requests respectfully and confidentially.
